RUSTLER Property Services LLC announced the appointment of Sergey Bukhanets on position of Head of Property Management Department, who assumed his duties in late June.

Property Manager

Main Tasks:
The Property Manager will primarily be responsible for a selected number of properties in Ukraine (most likely in Kiev, Nikolaev and Kharkov) and will be tasked with ensuring the interests of the Head Office. He /she will represent in communication with all related bodies including Government regulatory bodies, tenants, employees and service providers the interests of the property owners.
He/she will have overall responsibility for ensuring that the operational cost records of the relevant property companies are maintained correctly although they will have the assistance of a qualified accountant in this.
They will be the principle representative of the owner’s interest and will make a written report on a weekly basis to the head office in Kiev.

Main Duties and Responsibilities:
1. Supervision of local Property/Facility/ Object Managers on site in operational issues
2. Lease Management responsibilities to include the monitoring of the performance of the selected lease agent.
3. Review leases proposed for execution by the agent to ensure standardisation.
4. Negotiating with tenants for their relocation and expansion within the building.
5. Maintenance of all required document records and the recording of adequate information on the central Group information database.
6. Overseeing the collection of rents including invoicing and management of overdue payments.
7. Supervision of tenants rights and duties.
8. Developing clear lines of communication with tenants ensuring tenants are aware of manager's role.
9. Inspecting, supervising and enforcing compliance by tenants of their obligations
10. Reporting on a weekly basis to Head Office on all matters relevant to the operation of the running of the property. Selection and maintenance of supplier contracts to the property.

The requirements:
University degree or adequate working experience (min. 4 years) in real estate sector;
Property management experience 4-5 year;
Knowledge of contract law
Fluent English, Ukrainian and Russian; additional German as advantage
Computer skills: MS Office, Internet and e-mail.
Driving license and experience
27 - 35 years
