Rustler Property Services LLC contracted to manage City Center in Nikolayev. Company provides complex services on commercial and facility management, marketing and building infrastructure management for the shopping center.

Repair works

Maintenance of a property object, its constructions and engineering communications is the work package formed subject to its periodicity. Object current functioning and established (rating) service life as well as possibility of this period extension depend on this.

Rustler Property Services LLC professionally carries out all kinds of repair works which include daily technical maintenance (DTM); preventive maintenance works (PMW), and routine repairs (RR). Preventive maintenance works are the work package on upkeep of building constructive elements in good condition as well as performance goals of operation modes which have seasonal or normative periodicity. Routine repairs are a set of repair activities to be fulfilled every one-two or five and more years on restoration of the working order (deterioration decrease) of building constructive elements and maintenance of the prescribed performance. PMW and RR result in two outcomes: observance of established (rating) service life of building and constructive elements and extension of established (rating) of service life of building and constructive elements.

We offer repair works of building and constructive elements fulfilled at A-level with full gratification of all productive and operative requirements, i.e.:

1. Roof. Roofing Constructions
PMW include:
  • roof cleaning from rubbish, dirt, leaves;
  • roof cleaning from snow, ice crust and icicles;
  • warming of garrets;
  • strengthening and repair of enclosures;
  • roof sealing in leakages;
  • fence of dangerous zones.

RR include:

  • works on elimination of defects of any kinds of roofs with partial change of surface, including all contiguity elements to constructions, parapet roofing, cowls and awnings under pipes;
  • strengthening of drain-pipes and façade surface strips;
  • strengthening of parapet railings, fire-escapes, bushings, anchors or radio-props, earth connection equipment of a building
  • roof cleaning from rubbish, dirt, leaves and snow.


2. Façade. Outer Decoration
RR include:
  • strengthening or removal of architectural details from the façade which menace with falling down, decorative tiles, separate bricks;
  • restoration of plaster and revetment parts.
3. Foundations. Walls. Partitions. Floors
RR include:
a) foundations and basements:
  • sealing and pointing up of joints, cracks, facing restoration of foundatin walls;
  • restoration of water proofing foundation parts;
  • arrangement and examination of ventilation air holes;
  • change or repair of paving;
  • restoration of pits, basement entrances;
  • closing of cracks, pointing up of joints and restoration of revetment;
  • change of elements of frameworks, strengthening, warming, hermetic sealing of interblock seams, change of walls boarding parts;
  • renewal of separate piers, straight arches, cornices;

                                                                                                                                  b) ceilings:

  • joints sealing of pre-fabricated ferro-concrete structures;
  • sealing of dints and cracks in ferro-concrete structures;
  • window and door fillings;
  • change of window and door sets;

                                                                                                                                  c) partitions:

  • strengthening, reinforcement of the separate parts of plasterboard partitions;
  • sealing of cracks in junction places of plasterboard partitions;
  • improvement of sound-proof qualities of partitions (sealing of joints with adjacent constructions, etc.);

                                                                                                                                 d) floors:

  • change of separate floor parts, etc.;
  • change of floor surfacing in lavatory cum bathroom, with partial or full surfacing change.
4. Stairs. Inner decoration
Such works are included:

a) stairs, porch, entrance cap peaks:
  • sealing of pot-holes, cracks in stairs and landings;
  • strengthening of metal banisters;
  • renewal of separate porch elements;
  • restoration or arrangement of entrance awnings to doorways, basements;

                                         b) inner decoration:

  • plaster restoration of walls and ceilings in separate places;
  • renewal of walls colouring;
  • renewal of revetment of walls and floors through change of ceramic and other tiles in separate places;
  • all kinds of painting and glass works in auxiliary premises (landings, basements, garrets), etc.;
  • fixing and repair of Venetian blinds;
  • petty repair of office equipment;
  • fulfillment of small joinery.
5. Doors. Windows. Doorways, Window Openings
PMW include:
  • warming of window openings;
  • change of broken window-glass in windows and doors;
  • repair and strengthening of entrance doors;
  • servicing, repair (change) of door hinges and locks;
  • servicing, repair (change) of window locks and hinges;
  • restoration of separate elements, partial change of window and door fillings;
  • change of window and door sets.
